Doug Martin of Colliers Facilitates $2.15M Sale of R&D/Office/Flex Building in Londonderry, NH

Colliers, a global leader in commercial real estate services, is pleased to announce the sale of 13 Commerce Avenue in Londonderry, New Hampshire, for $2,150,000, according to the Rockingham County Registry of Deeds.
Doug Martin, Vice President with Colliers in New Hampshire, represented the seller, Michael F. Fecteau, and assisted the buyer, Racoun Partners LLC, in the transaction.

The 22,400± SF R&D/office/flex building is situated on 2.11 acres and is fully leased on a triple-net basis to a tenant that has long occupied the property. The building includes two drive-in doors, one equipped with a lift to accommodate tractor-trailer-height loading, as well as a conveyor system providing access to second-floor storage. The property is located directly adjacent to the entrance of Manchester-Boston Regional Airport, with convenient access to Route 3 via the Airport Access Road and I-293 via Brown Avenue.

The sale marks the transition of a property held for decades by Fecteau. The buyer, a New Hampshire-based investor with other holdings in the area, acquired the property as an addition to its growing commercial real estate portfolio.

“Doug and the Colliers team worked with me throughout the process, from valuation and strategy through marketing and the eventual sale,” said Fecteau. “Their experience helped us navigate the nuances of due diligence and bring the transaction to a successful close.”

The transaction reflects continued investor interest in well-located flex and industrial properties within the southern New Hampshire market, particularly assets with established tenancy, functional industrial features, and convenient highway access.
